So we put an offer on the house...it was turned down. The people came down all of $400 dollars from their asking price. NOT acceptable considering they didn't take good care of the place and we are going to have to replace/rip out and put down hardwood before we can move in. We are going to let them stew for a week before coming back with our last offer. They really don't have much choice, they have had the place on the market for a month and a half and we are the first offer. She took a new job in Deep River and is already there! He is only there on the weekends to keep it "warm" so to speak. Anyway, we want this place. It's perfect for our needs, and it's spacious enough that we won't feel hemmed in. Anyway, will update when we have more news...

A friend of mine was in almost the same spot you were; the house they purchased was in good shape aside from the floors and the walls/ceilings - the floors are wood but were never cared for and need replacing; the entire interior of the house needs painting.
Anyhoo, the owners were also in a bind and Tony had the first serious offer in over a month and a half. They dropped the asking price by $15000.
Hang in there - like you said, let the dummies stew. After all, it's a buyer's market right now...
